The Villas at The Grove is located in Douglas County across from Shadow Ridge Country Club, north of Pacific Street between 188th and 189th streets.

Monthly assessments cover common costs—including green-space maintenance, private-street repair and snow plowing—plus residential lawn care and snow removal.

SID 438

The Villas are within Sanitary and Improvement District 438 and the Elkhorn Public School District. Waste and recycling are included in real-estate taxes paid to SID 438.

What do my monthly assessments cover?

Common costs—green-space maintenance, private-street repair, maintenance and snow plowing, and taxes—plus residential lawn care and snow removal for your property.

Waste and recycling are not billed by the association; they are included in the real-estate taxes you pay to SID 438.

When are assessments due, and what happens if I am late?

Assessments are due the 1st of each month. A $7 late fee applies to an assessment not received before the 10th. Balances more than 30 days in arrears accrue interest at 3% above prime.

Accounts unpaid for three consecutive months with a balance over $500 may have a lien placed on the property. The board encourages ACH or bill pay through your bank.

If a payment is returned for insufficient funds, the association seeks reimbursement of any bank charges it incurs and may apply an NSF processing fee of up to $25 per occurrence.

Do I need approval to paint my house or make changes?

Yes. Painting, material architectural changes, driveway or sidewalk work, and major landscaping changes require Architectural Committee approval before work begins. Submit the Architectural Change Request; the committee responds within 14 days.

Include brand, color names and numbers for paint work, or measurements, materials and colors for fencing, patios, decking, awnings, paving, and landscaping.

What should I do before lawn care or snow removal?

Lawn care: ensure gates operate easily, remove pet waste and objects from the lawn, address standing water, and disable sprinklers on service day.

Snow removal: clear vehicles from driveways and private streets, and keep sidewalks and stoops free of debris.

How do I request association records?

Complete the Books & Records Inspection Request form and email it to the association. Requests are reviewed by the Board of Directors under the association's policy.
